The Maharashtra government announced plans to develop a regulatory framework that will enable the tokenisation of land assets, aiming to improve liquidity and transparency in the real‑estate market.
At the Global FinTech Forum 2026, officials from the Maharashtra state government outlined a proposal to create a legal and technical framework for tokenising land assets. The initiative seeks to convert physical property rights into digital tokens that can be traded on regulated platforms.
The proposed framework is expected to address issues of title verification, investor protection, and compliance with existing land‑record laws. By digitising land ownership, the state aims to attract new capital, reduce transaction costs, and bring greater transparency to a market traditionally plagued by delays and opacity.
The land development department will lead the drafting process, working in coordination with fintech companies, legal experts and the state finance ministry. A draft is slated for submission to the state cabinet by the end of the fiscal year, after which it will undergo stakeholder consultations before final approval.
If implemented, the tokenisation model could serve as a pilot for other Indian states, potentially reshaping how real‑estate assets are financed and transferred across the country.
