The Jharkhand High Court has clarified that mutation proceedings, which record the change of ownership in revenue records, cannot be used as definitive proof of land title. In its ruling, the court stressed that a valid title must be established through appropriate legal documents such as a deed, sale agreement or court decree, rather than relying solely on mutation entries.

The judgment came in response to petitions challenging the reliance on mutation records for settling property disputes. The bench observed that mutation is an administrative entry meant for revenue purposes and does not automatically confer ownership rights. Consequently, parties claiming ownership must produce conclusive title evidence before the court.

Legal experts note that the decision will impact numerous pending land disputes across Jharkhand, where mutation certificates are often cited as proof of possession. The court's clarification aims to curb misuse of mutation records and ensure that land titles are verified through proper legal channels.
