The Tamil Nadu government has increased the permissible building height to 19.5 metres and relaxed construction norms in the Chennai aquifer protection zone, aiming to boost development while managing groundwater concerns.

The state cabinet approved a revision of the building‑height ceiling, raising it from the earlier limit to 19.5 metres across designated zones. The amendment is part of a broader effort to streamline urban development in Tamil Nadu.

In parallel, the government announced a relaxation of the construction norms that apply to the Chennai aquifer zone, an area identified for its critical groundwater recharge function. Officials said the new guidelines will allow certain structural modifications while still safeguarding the aquifer's integrity.

Urban planners and real‑estate developers welcomed the move, noting that the higher limit could reduce the need for horizontal expansion and lower land‑use pressures. The state has pledged to monitor compliance through regular inspections to ensure that groundwater protection remains effective.
